Kendra’s Renovated Rental House is Finished

Kendra’s renovated rental house is finished and has been leased. She replaced the old electrical wiring, famously known as the knob-and-tube wiring, used from the 1880s to the 1940s.

These systems lack grounding and can’t handle modern electrical loads. She has waited years for the last tenants to build a house and move out so she could go in and make these important home improvements, including a new roof.

The House:

Kendra painted the front door and added beautiful wood window shutters outside.

This 1,100-square-foot house now has two bedrooms and two baths after she added the second bath. It now also has a laundry room; before, the stacked washer/dryer was in a closet and not nearly as lovely.

It has a large front and back yard in a nice mid-town neighborhood. The neighborhood is just off 15th/Cherry Street, which means lots of stores to shop in and fun destinations to visit. Restaurants and a bustling nightlife are not far away.

The Living Room:

The Renovated Rental House is Finished and has been leased to a couple. The living room has a new paint job.

The living room is a nice size with a beautiful fireplace. There is extensive detail and crown molding, which were common in the thirties.

Not much was added to this room other than a fresh paint job. It was previously a sand color, but Kendra painted the walls white. The windows have attractive window coverings, and the lessee may choose to add curtains. It overlooks the front yard and street.

The house has new door knobs in a vintage thirties style.

The Kitchen:

The kitchen has been completely remodeled from top to bottom.

This is a brand-new kitchen, from top to bottom. The dining room wall was removed to expand the galley kitchen. It has all-new stainless steel appliances, and she added a pretty tile herringbone floor.

There is at least twice as much cabinetry in there now, along with a separate pantry next to the refrigerator. The white backsplash imitates the flooring pattern.

It has Kendra’s signature touch with all the frills she’d add to her own home.

The Dining Room:

The Renovated Rental House is Finished. Kendra had the wall knocked out between the kitchen and dining room.

Obviously, the dining room is smaller. But with the open-concept kitchen, you don’t really notice that. The opening will make it easy for the couple who leased it to prepare food and set the table.

The Master Bedroom:

The master bedroom of this rental property has lots of natural light.

The master bedroom is a good size with lots of natural light. Every room in the house was painted white, except for the laundry room.

The Second Bedroom:

The Renovated Rental House is Finished. The tenant can use this room as an office or a second bedroom.

This second bedroom can serve as an office, as shown above, or as a second bedroom. It also has plenty of natural light and beautiful floors.

The First Bathroom:

This is the original bathroom,, and not much was updated.

This is the original bathroom, and she has decorated it in black and white to match the flooring.

The Additional Bathroom:

This is the second bathroom she added. I think it might be bigger than the other one on the other side of the house.

The Laundry Room:

The Renovated Rental House is Finished, and Kendra enclosed the back porch in order to add a laundry room, a linen closet, and a second bathroom.

This is the newly added laundry room. As you can see, there was also room to carve out a linen closet.

She painted the laundry room in a fun green shade, which pops against the black-and-white floors. Kendra always likes to add a fun painted touch to one room’s walls. In this case, it is the laundry room.

To create the laundry room and extra bathroom, the back porch was enclosed. The new door leads to the backyard, and lets in plenty of light. New ceiling fans and lighting were added to the rooms.

Rhonda and I visited a few weeks ago, and it looks almost like an entirely new house. The couple who will live here has two dogs, so Kendra agreed to build a new wooden fence. It is being built now, and they will move in in January. I think they will enjoy living in this house!

But then she had to replace the roof. She needed to cut costs, so she measured the roof herself, purchased the necessary roofing materials, and hired a crew to complete the work.

Every House is Loved to Completion:

With every house Kendra renovates, she loves it to completion, whether it’s a rental or a flip.

Renovating a house involves planning (budget, design, permits), demolition, structural work, rough-ins (electrical, plumbing, HVAC), drywall, flooring, cabinetry, painting, and final finishes. The key is to work from significant structural changes to fine details. And obtaining permits at every step to avoid costly delays and to ensure a smooth build.

Kendra has the vision and skill to design a home’s structure over the years, despite having no formal training in house construction. I’m always proud of every house she finishes. She makes a house into a home, a cozy haven for someone to move into.

    Iโ€™ve pulled up the old carpet in our spare room and I am going to try and install replacement flooring myself. I want to install something other than carpet in the room. Could you ask Kendra for suggestions about what type of flooring would be good for a first time installer to put in? The room is used as our home office. We have shelving in it for our books. It is also a โ€˜through roomโ€™ as you go through it to get to the back door to outside and to the basement.

      Here is Kendraโ€™s answer: No flooring is easy to lay, but luxury vinyl plank is a click lock that is virtually indestructible. Itโ€™s heavy and you have to make cuts though. If she wants something a little more DIY she could look at Lowes and they have some decorative peel and stick vinyl made to look like Tile.

    She’s a great renovator and it is wonderful that she takes such good care to upgrade houses.

    I’ve been watching some Canadian renovation shows and am horrified at what they find sometimes. Too many shoddy renovations covering up old wiring or bad repairs.

    When Kendra works on a house, you know it is a house where you will be safe!

    1. She tells me of the awful and unsafe things she sees when she looks at property to buy. Kendra hates houses without crawl spaces because she can’t see the house’s “guts.” She has one duplex without a crawl space, and not long after she bought it, she had to tear out the cement to get underneath.
